Appraisal Management Company

An Appraisal Management Company (AMC) is an entity authorized to provide appraisal management services as defined by House Bill 1146 passed during the 82nd legislative session. TALCB has jurisdiction over AMCs operating in the state of Texas. AMCs doing business in the State of Texas must be registered with TALCB prior to operating in Texas.

    AMC registration is a two-step process:

  1. To register as an AMC, a company must follow these instructions:
    • File the Application by using the My License Online Services link or submit the Registration as An Appraisal Management Company application.
    • Pay the $3399.00 application fee for a two year registration
    • If the AMC is a business entity, a current "Certificate of Good Standing", dated within 21 days prior to the date of the application, issued by the governing state agency where the business entity was incorporated or organized, recognizing the standing of the business entity in that state must be provided with the application.
    • Provide owner information for each individual or entity that owns more than 10% of the company (there can be up to 9 owners)
    • Each owner, owning more than 10% of the AMC, must sign and submit a separate AMC Owner/Primary Contact Background History form
    • Provide the name of the Primary Contact (The Primary Contact must also submit the background history form and must be an owner, officer, or director of the AMC OR must be authorized by the AMC to enter into contractual relationships with others to perform appraisal management services. This person must be a certified appraiser OR must have taken the 15-hour National USPAP course and remain current with the 7 hour USPAP Update course.)
    • The AMC must also have an Appraiser Contact who is an active licensed or certified appraiser to serve as the Appraiser Contact for the AMC to answer questions from appraisers on the AMC's panel.

  2. After the AMC registration has been approved by TALCB, each AMC is required to notify TALCB of its appraisal panelists by creating an online account and maintaining a list of Texas appraisers on the AMC’s panel.
  3. Select the My License Online Services link to complete this process.

AMC Panel Management

Maintain a list of Texas appraisers on the AMC’s panel by selecting the My License Online Services link and creating or logging on to the online account for the AMC. You may also complete the Addition or Termination of Appraiser on Appraisal Management Company (AMC) Panel form and submit it to our office with the required fee, which includes a $20 paper filing fee.

Renewal of an AMC registration:

The renewal of an Appraisal Management Company must be completed within 180 days of the license expiration date.

PLEASE NOTE: A portion of an AMC’s renewal fee is based on the size of an AMC’s panel. Therefore, an AMC may want to review the makeup of its panel prior to renewing its registration to determine if any changes are needed

To renew the AMC registration, a company must:

  • Provide owner information for each individual or entity that owns more than 10% of the company (there can be up to 9 owners)
  • Each owner, owning more than 10% of the AMC, must sign and submit a separate AMC Owner/Primary Contact Background History form.
  • Provide the name of the Primary Contact who must be an owner, officer, or director of the AMC OR must be authorized by the AMC to enter into contractual relationships with others to perform appraisal management services. The Primary Contact must submit the Background History form and provide evidence that he/she is a certified appraiser OR has taken the 7 hour National USPAP update course within two years of the AMC renewal.
  • The AMC must also have an active licensed or certified appraiser to serve as the Appraiser Contact for the AMC.
  • AMCs not domiciled in Texas must provide a Registered Agent in Texas.
Submit Your Renewal Payment Online or download and complete the Renewal Of Registration As An Appraisal Management Company (AMC) form and submit by mail or in person (get mailing and street address here).

You'll receive your License Renewal Notice approx. 180 days prior to the expiration date of the license.

An AMC cannot renew on inactive status but may elect to be placed on inactive status subsequent to renewal by submitting the Appraisal Management Company (AMC) Request For Inactive Status form.
