It is a tool used by TALCB staff to review an appraisal report that is the subject of a complaint. The IR Checklist and/or its application can change at any time. The IR Checklist may not represent all possible violations of USPAP or TALCB statutes and rules. The IR Checklist should not be used by appraisers to confirm that an appraisal/appraisal report is in full compliance with USPAP or TALCB statutes and rules nor used by AMCs as a standard for their required Standard 3 reviews. APPRAISERS AND AMCS SHOULD ALWAYS FOLLOW THE APPLICABLE PROVISIONS OF USPAP AND TALCB STATUTES AND RULES TO VERIFY THAT THEIR APPRAISAL REPORT OR REVIEW IS IN FULL COMPLIANCE WITH THE LAW.
